Board of Selectmen · Meeting of January 6, 2026
CT MADISON — Madison Board of Selectmen heard two competing development proposals for the Academy School without taking formal votes. 7 Summits Realty proposed a 56-unit project with 25 percent deed-restricted affordable housing targeting seniors, rents projected between $1,000 and $1,700 monthly, and an estimated $24 million cost relying on USDA grants, urban act grants, and historic tax credits. Connolly and Partners proposed a 25-unit market-rate residential development with wellness facilities estimated at $8.45-$10 million, with the town retaining land ownership through a 99-year ground lease and the developer seeking a temporary tax abatement. Both would use historic tax credits.
Two residents expressed concern during public comment that the property should remain public rather than become private development.
